This is a buyer's guide to locating and buying profitable, established website businesses for sale on eBayä.  This teaches you how to buy a website and how to evaluate a website's worth.

My name is Steven Chang, founder of SCCNetwork.com. I am an avid investor in website businesses. In 2003 and 2004 I have invested a total of $25k purchasing website businesses, mostly bought from eBay™. Out of the $25k investment I would say only $8k was worthy of my investment money. In other words, I’ve seen the other $17k went down the drain because of bad investment choices and cunning sellers. Read this guide and you will avoid the same mistakes I’ve made!

Beware! When you see sales pitches like these, "Established website making $300/day", "Make huge profit with this website," "Big Money Maker," "100,000 Hits a day!" Beware! 1000’s of websites are put on auction on eBay™ every day. Whether the website is bidding for $1, $100, $1000, or even $10,000, how do you make sure you are getting your money’s worth, and that you are buying a quality website business? Website business valuation is no different than other business valuation – in this guide, we will tell you common mistakes buyers make when buying a website, how to identify "cookie-cutter" websites, what questions to ask before making your purchase, the real cost of buying a cheap website, dirty tricks that sellers use to get you to bid on their websites, and how to locate genuine, profitable website businesses.

This guide is a must read for anybody who has an interest in purchasing a website on eBay™, or starting an internet business. If you are a newbie to E-Commerce, or lack knowledge in web design, web hosting, and internet marketing, then definitely read on before purchasing your website. It will save you much of costly mistakes like I’ve made. Although the guide specifically target websites sold over eBay™, these general guidelines shall apply to any websites that are sold anywhere.

What is your budget?

Before even looking at buying a website, it is important to define your budget.

If you are buying an established website, budget yourself ten (10) times the monthly net profit the website generates. For example, if a website profits $100 USD monthly, be prepared to pay $1,000 for it.  If you are buying a cookie-cutter website, a couple hundred dollars will do.

Established website vs. Cookie-cutter website

A word about established and cookie-cutter websites should be mentioned before we delve into the art of buying a profitable website business.

There is a difference between already established websites vs. cookie-cutter websites. An established website is usually one that has been running for at least one year, has and are making money, has a unique service or product in a unique industry. Go on eBay™ and you will see so many listings titled "Established site for sale…" Don’t be fooled. 90% of these "established site" listings aren’t technically selling established website business. It’s simply a sales pitch. You will see "established site" listings selling Pay-Per-Click websites, Dating websites, Auto/Boat/RV classifieds websites, search engine submission service websites, photo rating websites, etc.

Cookie-cutter websites are exactly what the name implies. A web developer cooks up a cookie-cutter website by slapping on the same HTML code, same website script onto different domains. This is not to say that a cookie-cutter website can not be an established website.  With proper marketing, a cookie-cutter website can become established.

Questions to ask the seller

Below is a list of questions that we recommend you to ask the seller, if the seller has not already addressed them in the ad. Please feel free to include your own questions if you have any. This list is not meant to be a comprehensive list of questions, just the important ones that most buyers don’t even mention asking.

            What is being sold?

This is quite obvious. Make sure the URL (website address) of the website is provided. Make sure the ad clearly stats exactly what is being sold - domain, website content and all its files, script license, copyright, marketing information, existing membership, etc.?

            Proof of traffic and income?

A website is no good without visitors and customers. Be sure to ask how much traffic is going to the website, and be sure to ask where these traffic are coming from. Seller might entice you by offering you "30,000" visitors to your website once the site is purchased. Beware. This type of traffic can be bought for very cheap. You want to look for real traffic, traffic that comes from search engines, type-ins and links. It is a good idea to also ask the seller to provide you with the website’s traffic statistics. Never settle with screen captures or copy and paste stats.

Not all websites will have these statistics but it is perfectly legitimate to ask the seller to insert a stats tracker on the website (Extreme Tracker is free and very popular, http://extreme-dm.com/tracking/?reg). Once the tracker is inserted, you’ll need to wait for a few days for the tracker to gather stats. From this real time tracker, you will able to see how many unique visitors there are per day, what keywords this website is listed under, and any link traffic that the website gets. From this you will able to tell if the seller is making a truthful claim about the traffic the website is getting.

Caution: Do not put too much attention on link traffic stats (or referrer traffic). Sometimes referrer traffic can be faked by proxy traffic. Proxy traffic is generated by a script or program that sends hits to the website and fake its identity by making itself "unique" on each hit. It fools the stats counter by thinking that each hit is legitimate and that are from different visitors. It is dishonest and unethical. However, it takes a trained eye to spot this in the stats.

            Is knowledge required in the industry?

Be sure you are capable of owning and running this website business before you plunge yourself into it. For example, before purchasing a cigarettes website, make sure you know the legality of selling cigarettes online (and also consult with your own moral conscience .).

Often a seller will claim that he/she will help the new owner with the transition of the new website/business. Don’t count on it! If you have absolutely no idea on what the website business is about, or how the website business makes money, most likely this website business is not for you. A little familiarity with the website business’ industry helps.

            How does the website generate income?

This is a must ask. This question applies only for established websites. Sometimes you will not get a straight answer from the seller simply because the way the site generates income is a business secret. If this is the case, be sure the seller has stated in his listing that he will be passing down all the marketing and operation information to the new owner.

Most common ways website businesses generate money are from direct sale of goods or services, advertisement of some sort (pop-ups, pop-unders, banner ads, text ads), affiliate sales, etc.

Very common you will find all sorts of interesting claims in the listing that a seller makes, telling you about how this site has the potential of earning X amount of dollars, when the seller has no idea of how to do so. Beware of potential earnings, unless you have a very good clue of how to make that potential come true.

            How much was revenue, how much was profit?

If the website is already making money, ask for a profit figure. Revenue is different from profit. Basically,

NET PROFIT = Revenue – Cost

Many times, a tricky seller will state only the revenue (or may not state at all), or say something such as "this website has made $X last month," so unaware buyers will just forget to ask how much of it was purely profit. A profit generating website will definitely be valued more than a not-profiting website. Be sure to ask the seller to show you proof of income as well (preferably at least one year of proof of income). It is possible that the cost of operation surpasses the revenue generated by the website, thus the seller is actually selling a money loosing business.

Caution: A word regarding proof of revenue. Quite often a seller will just provide a screen capture or copy & paste version of the past sales from their payment processor’s website (such as Paypal, Clickbank). Always ask for a temporary or guest login to their accounts to verify the numbers. Be very careful in proceeding if you are only provided a screen capture or copy and paste text of the proof.

            How much time and money is required to operate?

Usually, to operate a website, two monetary costs involved are web hosting cost, and marketing & advertisement costs. The other major factor to consider is the amount of time that is required to operate and market this website business. Be sure that you have the budget and time to operate the website so that hopefully when you take over ownership you will able to sustain the current profit level.

            Who designed the website?

A tricky seller will tell you, "this website is coded 100% by hand, by professional web designer." Beware. This is often another sign that this website is a "cookie-cutter" website – meaning websites like this one are sold over and over again. Here is a good way to check to see if the website being sold is a cookie-cutter website. Take the item title, for examples, "casino website", "search engine website" and perform a search on eBay™ under the category

and see how many websites of the same kind are currently

selling. It is fairly easy to identify cookie-cutter websites. Cookie-cutter websites are not always bad. They are just everywhere, and to compete and profit is very difficult.

            How much maintenance is required?

Seller will probably not tell you if you don’t ask. Depends on the type of website, maintenance might be required. Website business that sell goods and services online probably do not require any update on the website except for product or service changes. Websites that are dynamic such as article database or news portal might require frequent addition and modification of the articles. Be sure to ask.

            Can website be transferred to another web host?

Web hosting costs ranges from free to a couple hundred dollars a month! A cookie-cutter website seller might charge higher-than-average web hosting fees. In reality, they might sell the website for really cheap and make the bucks on web hosting fees.

When a website can not be transferred to another web host, it does not always mean the seller is trying to make money from web hosting charges. If the website is truly complex that moving to another host is very troublesome, that is usually a legitimate reason. In general, almost all websites can be transferred to a web host of your choice (even your own dedicated server) without causing too much downtime.

            Why are you selling your site?

It is a good idea to ask this question even though the seller does not need to tell you the truth.

You will see many cookie-cutter website sellers stating that he is with a web development company and selling websites is part of their business. This is generally a very good indication that the website is cookie-cutter. Not to say that do not bid on these websites, just need to make sure that you have a good solid marketing plan to make the new website profitable (unless you just want to keep it as a hobby).

You will find sellers who sell their website businesses to raise fund for bigger projects. Usually they will have a reserve or price in mind.

You will find sellers who are desperate and motivated to sell to get some cash for their immediate needs. If you come across a motivated seller you might be able to get the website business at a good deal.

            What are the payment options?

Even though most sellers expect the buyers to pay one lump sum payment, it is a good idea to arrange with the seller to break it into at least two (2) payments. Often times one payment will bind the seller to transfer the domain to the buyer, and the other payment will bind the seller to perform the terms in the rest of the sales contract. Also ask about conducting the transaction with the help of an escrow.

How much is it worth?

As a general guideline, you do not want the cost of obtaining a website business to exceed 10 to 12 times the estimated average profit per month. For example, if you purchase a website that is currently profiting $1,000 per month, it will be wise for you to purchase this website for no more than $12,000. Sellers might have their own ideas regarding the website’s worthiness, so it’s entirely up to you.

Some websites are set to profit on autopilot, meaning that the website business runs itself and makes money without needing maintenance or marketing effort. All that is needed is a reliable web host and keep the website running. Usually websites that make money without owner’s intervention are search engine optimized websites set up with affiliate sales pages. The search engine optimized website virtually brings unlimited targeted visitors to the website for as long as the website ranks well in the major search engines. This is just one technique but the point of the discussion is that these autopilot websites tend to sell for higher than other type of website businesses that would otherwise require marketing effort and time put in to it to make it profitable.

Speak to the seller personally

If you can, speak to the seller personally. It is recommended that you at least speak to the seller over the phone, instead of exchanging emails. Genuine sellers should be more than happy to chat with potential buyers about the website that is being sold, and to answer any questions that buyers should have.

Don’t be fooled by items with many bids

Just a word of caution: Don’t jump off the cliff because everyone else is. Keep in mind that there are many inexperienced and young website business investors out there trying their hands at making money online through websites. Now that you are almost done reading this article you should be more knowledgeable on what’s going on in eBay™’s "Websites & Businesses For Sale" category.

Don’t be fooled by sales pitch

There is a difference between hits and visitors, in terms of website traffic. The measure of visitors is self-explanatory. Hits are a little bit different. When each web page is pulled up, each image that is loaded in the web page is considered a hit. Therefore, you may have 20 hits from just one visitor coming to a web page. Sellers often use the word "hits" to blow up the traffic stats to make his website seem very popular. Don’t be fooled by "this website made $X last week," "Huge Money Making Site," "Must See, Big Profits, " etc. Stick with facts and figures.

Buying a cookie-cutter website: Pro & Con

Pro: They are usually cheap – unless unwary buyers fell into seller’s sales pitch and drove the price up altogether. If you are just starting out, cookie-cutter websites are a good way to start and learn the marketing techniques.

Con: Most people forget about cost of marketing. Marketing can be expensive – this is true with any online business. Especially with cookie-cutter websites because your website is not one of a kind, many people have a similar website like yours – even if it’s unique, no one knows about it! It will be difficult, but not impossible, to compete with others. Pro: Established, profitable, can’t get better.

Con: You pay the price. Bids are usually very high for an established website. From an investment standpoint of view, you are making a pretty hefty investment and you are risking a lot of your money.
